Most homeowners’ insurance policies do not cover flooding. Therefore, whether or not the house is located in a flood zone, the homeowner should look into acquiring flood insurance.
Today, only about twenty percent of the homes in the United States are covered by specific flood insurance. With more and more people choosing waterfront locations, this is a foolish lack. These homeowners can be left completely on their own when it comes to making repairs to a seriously flooded house.
And the danger of flooding is not limited to areas that are near water. Aggressive building can cause neighborhoods that have never flooded to do so in a heavy rain. Water, after all, must go somewhere. If there is no ground to soak it up—only concrete parking lots and roadways—then the water could go into houses.
The resulting damage can be extremely expensive to repair. Sheetrock walls soak up water and encourage mold, which could then climb up the inside of those walls. What might appear to be a little floor and baseboard damage could quickly turn into a major repair situation.
While the Federal Government does require flood insurance in some situations, any homeowner would be wise to acquire flood insurance no matter where they live. The cost is generally reasonable, and the peace of mind is invaluable.
The effects of global warming are widely felt in all regions of the world. The impossible is now seen and experienced by almost all states in the United States. States which never experienced floods before are now facing the damages of great floods which have occurred in their states. As the rainy season starts to enter our calendar year, would it not be best to have your homes and properties insured from floods?
There are different causes of floods. The less popular is caused by groundwater flooding or ponding. This happens when the ground becomes extremely saturated with water and has no other place to go but towards your homes. This makes homes which lie on high ground still prone to flooding. So no one can say that there is really a truly safe place against flooding.
Some homeowners’ insurance policies do cover flooding in their policy but most of them do not, and even if the government does offer flood insurance policy in some cases, it is not a guarantee that they will reimburse all of your losses. One misconception about flood insurance is that it is expensive but compared to the coverage it will provide you in case you do get involve in a flooding disaster, it is definitely worth it.
Flood insurance policies are available for both residential and commercial buildings. Coverage may go to as high as $500,000 for commercial buildings and $250,000 for residential buildings. Since the rainy season has not yet started, it is best to inquire at your local insurance company regarding the process involved in purchasing flood insurance. Remember, that policies will go into effect 30 days after a policy is purchased. So do not wait until the unexpected flood starts rushing to your door.
